Spring Unity is an investment proposal developed in a partnership with Terra Construction, Saunders, Unity Homes, and Stay Marquis exclusively for the Hamptons market and having in consideration the low sales being experienced during the last quarters of 2019 for which a rental option is proposed. The target price for this unit is under 1.8M locating it in a bracket with better sale expectations.
The proposal consists of a 2,800 sq ft modular house which has the advantage of a short construction time-frame using the prefabrication capacities of Unity Homes. It features a finished basement with a walk-out light-well connected to the backyard where a gunite pool surrounded by a professional landscape setting is being offered. The house is a 5 bedroom, 4.5 baths, with an open concept for living, dining and kitchen areas. Finishes include wide plank oak flooring and stairs, modern trim, stone countertops, high end cabinetry , fixtures, appliances and hardware.
An extensive wood deck made out of Ipe decking with hidden fasteners is proposed, siding is continuous around the project and consists of Cedar lap siding with 5” exposure. Prefabricated system includes a watertight envelope and all interior framing. Exterior walls projected are 12” thick with high energy efficiency rating going over the code requirements. Window package consists of triple pane units with low-e coating and argon filling.
The plans consist on a open concept space in the ground floor with a master bedroom, a double height space is proposed in the foyer to expose the oak stair and produce a welcoming gesture.
Second floor is composed of three bedrooms and two bathrooms, including a laundry closet in the hallway. This floor is resolved without using the whole footprint of the house which allowed us to propose a generous cathedral ceiling for the master bedroom.
The use of large windows throughout the house was a key element to balance in order to maintain the energy efficiency proposed and an harmonic composition.
