This newly built and custom-designed residential unit is set on a quiet cul-de-sac on a totally private and professionally landscaped 1.9+/- acres in East Hampton.

The client wanted to rescue the footprint and foundation walls of the pre-existing house which set the limits for this new four bedrooms, four and a half baths new construction house.

The constrains given by the rectangular footprint and the client's desire to keep the design closely related to the colonial architecture characteristic of East Hampton molded the design approach to keep a compact volume which helped achieving a highly energy efficient residence.

The volume was resolved with simple modern details keeping a formal front which starts to get loosened on the sides and offers a modern and open rear facade to the backyard.

Interiors were treated with soaring ceilings, oversized windows and doors, modern finishes and an open concept. All bedroom are en suite as requested by the client. The house also includes a fully finished lower level with a walkout to the pool.

A projected terrace for the Master bedroom provides cover for the outdoor ipe deck which is set as a transition between the interiors and the backyard features.

The existing swimming pool location and height informed the design helping to define windows locations among others. The transition from the house was resolved with decking steps and a slightly sloped stone patio. The pool was then refinished and equipped with new filter and heating systems.

The design scope included selection of fixtures, appliances, hardware and finishes for kitchen, laundry room and all bathrooms which were studied, detailed and finally placed according to the provided interior elevations.

A simple palette was defined for each room keeping the modern approach which unifies the interiors, a continuous wide plank of white oak flooring extends throughout the house and its tone is replicated in the stair, handrail and other design elements.
